Terms of booking

These are the terms you book and stay under. We have tried to write them the way we would explain them at the desk, rather than in the language of a document nobody reads.

Making a booking means accepting them. If something here does not suit you, write to us before you book rather than after.

1Who you are booking with

Tesa Gardens operates a serviced apartment residence in Accra, Ghana, comprising 26 apartments across 3layouts. “We” and “us” below mean Tesa Gardens; “you” means the person whose name the booking is in.

2What you are booking

You book a layout, not a particular apartment. The apartments of a given layout are equivalent to one another, and which one you are given is settled when your booking is made. We do not accept requests for a specific apartment number.

These are serviced apartments rather than hotel rooms. Every apartment has its own kitchen, and there is no room service or restaurant on the property. Housekeeping is included in the rate.

Photographs on the site show the property and are representative of the layout you are booking. Individual apartments vary in outlook and in the detail of their furnishing.

3Prices and payment

Rates are quoted in US dollars and charged in Ghana Cedis, converted at a fixed rate rather than a live market one. The site shows the cedi figure alongside the dollar total as you choose your dates, and Paystack shows you the exact amount before you authorise anything.

Because the rate is fixed, the amount cannot move between the moment you are quoted and the moment you pay. We may change the rate for future bookings; doing so never affects a booking already made.

The total shown at checkout is the total. There is no cleaning fee and no resort fee, and nothing is added at the property.

Payment is taken by Paystack, by card, mobile money or bank transfer. We never see or hold your card or mobile money credentials.

4When a booking becomes yours

Choosing dates places a short hold on them while you pay. If payment is not completed within that time, the hold lapses and the dates go back on sale automatically.

A booking is confirmed only once payment has succeeded and we have verified it with Paystack. Until then it is a hold, however far through checkout you are. You will have a confirmation by email when it is genuinely confirmed; if you have not, assume it is not.

Very occasionally a payment succeeds at the same moment the last matching apartment is taken. If that happens we refund you in full automatically and contact you — see clause 5 of the cancellation policy.

5Arriving and leaving

Check-in is from 3:00 pm and check-out is until 11:00 am. Earlier arrival and later departure are often possible — ask, and we will tell you honestly whether the apartment is free.

Reception is staffed at all hours, so there is no arrival window to miss. Tell us your flight number and we will arrange the airport transfer.

We may ask to see photo identification at check-in for the person the booking is in the name of.

6How many people may stay

Each layout has a maximum occupancy, shown on its page and enforced when you book — up to 4 guests in the largest apartment. The booking is for the number of guests you entered.

If more people intend to stay than the booking is for, tell us before you arrive. We would rather move you to a larger apartment than turn people away at the desk.

7Cancellations and changes

Cancel more than 48 hours before check-in and you are refunded in full. Inside 48 hours the booking is not refundable. The cancellation policy sets this out in full and forms part of these terms.

8Your account and your conduct

Keep the details on your account accurate and your password to yourself. You are responsible for bookings made through your account.

While you are here, please treat the apartment and the shared spaces as you would want to find them, and be mindful of the people staying either side of you. You are responsible for damage beyond ordinary wear caused by you or your guests, and we will always discuss any such charge with you before making it rather than after you have left.

We may end a stay early where someone is endangering other guests or staff. That is a step we would take reluctantly and never over a minor matter.

9Where our responsibility ends

We are responsible for providing the apartment you booked, in the condition described, for the nights you booked it. If we fail to, you are entitled to a refund of what you paid for the nights affected.

The property has a pool, a bar and a gym. You use them at your own risk and are responsible for children in your party. Occasionally a facility is closed for maintenance or for reasons outside our control; we will tell you as early as we can, but a closure of a shared facility does not by itself entitle you to cancel a confirmed stay.

Please look after your own belongings. Nothing in this clause limits any liability that cannot lawfully be limited.

10Changes to these terms

The terms that apply to your stay are the ones published when you booked. If we change them, the change applies to bookings made afterwards, and the date at the top of this page tells you which version you are reading.

These terms are governed by the law of Ghana. If something goes wrong, write to us first — we would far rather resolve it directly than formally.
